Auctions build as key way to sell
"NOT every property should be taken to auction," recounts auctioneer Justin Voss.
An interesting theory considering these strong words are from a man who has built a successful career around a sales method which continues to grow in acceptance on the Sunshine Coast.
"At the same time every property is worthy of being taken to auction," Justin continued. "But we are now working with variables such as timing and the seller's position."
On September 9 last year Justin Voss had a 22nd birthday. He celebrated his 22nd year as a licensed real estate agent and auctioneer, and whilst a lot has changed in that time, he has managed to keep his enthusiasm and enjoyment for what he considers to be "the best job in the world".
It would appear change seems is the operative word as Justin heads out under his own banner to grow his auctioneering business.
For the past 10 years he has been seen locally heading up the auctions for the Ray White Group providing an exclusive service to this group with some outstanding results.
So Justin's move on December 1 to commence his own independent auction service is a challenging one. No longer calling exclusively for the Ray White group, he is making himself available to all agencies requiring his services from Caloundra through to Noosa.
"My business is about personal service," he said. "Talk about the process? I want to talk about the auction philosophy. That involves understanding; people want honesty, reliability and genuine feedback, not agent dialogue.
"It's about being on the same level, No, it's more than that, it's about being on your own level."
His focus will be on-site auctions, a practice he genuinely feels is better for the seller.
"One in 12 properties sell at auction without the buyer having seen it before the day," he recounted. "You may lose that opportunity if not held at the property."
Justin remains very open and candid about the auction method being the best vehicle for any seller to achieve a result within a defined period of time.
Often requested for his auction prowess, he will now be in a position to work outside of the Ray White franchise group.
Starting his real estate career in 1989, Justin was employed as a salesperson for The Professionals in Burnie, Tasmania, where each year for the next six he was awarded as the highest producing salesperson in the state for the group. And on two occasions he was the highest producing salesperson of any affiliated member company with the Real Estate Institute of Tasmania.
"From 1995 to 2001 I started my own independent real estate company named Picket Fences where I continued to win industry awards including my favourite past time of auctioneering," he said.
"Having learnt the auction patter at the Cooee cattle sale yards, I took this skill into the residential back yards. Up until 2001 I was one of only two auctioneers in the country who had competed at every Australasian auctioneering competition since the inaugural event hosted in 1991 at The Wrest Point Casino.
"In 2001 we made a family decision to relocate to the Sunshine Coast where I joined the Ray White group. I was given two roles within the business, the first as manager of Ray White Buderim and the second to create an auction business within the group.
"To me, the roles were one and the same. Managing an office and creating an auction environment on a larger scale seemed to go hand in hand," Justin defined.
"For the next decade I took the overall group business from conducting just on 100 auctions annually to a high of just on 600 per year. The results were amazing with an auction clearance rate peaking in 2006 with a clearance rate in excess of 60%."
Justin is well regarded as an auctioneer here on the Sunshine Coast, not only within the real estate industry but also with sellers, buyers and those who enjoy an entertaining result on auction day. There can be no doubt that this will be one spot definitely worth watching.
